In the town of Jackson’s most desirable family friendly neighborhood, the 4-bedroom, 6,399-square-foot Smoky Hollow is the perfect Jackson Hole vacation home for the family or group of friends looking to balance convenience with space and style. New construction in an old neighborhood, Smoky Hollow, has roomy bedrooms and, when it’s time to gather, multiple relaxing spaces, including a backyard patio. It is within walking distance of the restaurants, shops, and art galleries of downtown Jackson. Snow King Mountain, which a couple of the bedrooms look out at, and trailheads of the Bridger-Teton National Forest are about one mile away. Grand Teton National Park and the Jackson Hole Mountain Resort are both about 13 miles away. Thoughtfully designed, Smoky Hollow’s main floor includes the kitchen, a combined dining area/great room, and a colorful powder room. The second floor is dedicated to bedrooms—this is where you’ll find the primary and secondary suites and also a third bedroom. The lower level includes a dedicated home theater, a bunk room, and a bonus room. Between its four bedrooms and bonus room, Smoky Hollow can sleep 10 guests. The primary suite, in the home’s west wing, doesn’t only have a sitting area, but also an office and a library/media room. It has a spa bathroom with a walk-in shower, deep-soaking tub, and separate WC. The suite’s custom walk-in closet is generous and its bedroom has a king bed and a gas fireplace. Here you can enjoy your morning tea or coffee either in bed or in chairs in front of a wall of windows with views of Snow King Mountain. Smoky Hollow’s secondary suite is on the eastern side of the house. It has a queen bed, windows facing the east (towards Crystal Butte) and south (with views of Snow King) and a walk-in closet. Its bathroom has a separate WC, single vanity, and walk-in shower. The third bedroom on this floor has a queen bed, expansive south-facing windows, a walk-in closet, and chairs that invite settling into with a good book. It has its own bathroom, but it is across the hallway from the bedroom. This bathroom has a double vanity, separate WC, and large walk-in shower. Also on this floor is the primary laundry room, which is equipped with an ASKO washer and dryer. On the main floor, you’ll find a professional kitchen with an 8-burner Wolf range, dual Wolf ovens, a butler’s pantry, and glass-front, lighted cabinets. The dining table has seating for 8. A separate dining nook has a table for 4. The outside patio has a built-in gas grill and a dining table for 8. Mature landscaping provides privacy. The great room has multiple sitting areas in front of a wood-burning fireplace. The vibe of Smoky Hollow’s lower level is apparent as soon as you begin descending the stairs, which are decorated with colorful and playful artwork, including pieces by local artists and prints from concerts at Jackson Hole Mountain Resort. The eastern end of this floor has a bunk room with 4 twin beds. A home theater with a digital projector and a sectional sofa features posters from movies filmed in Wyoming. If Agent is able to lease the Premises after Renter's cancellation to another renter for the same period and for the same amount as specified in this Agreement, Agent shall distribute any applicable refund to Renter within thirty (30) days of the Departure Date.

    House Rules

    Taxes and Fees: Rentals are subject to 4% community fees

    Zoning Requirements: These homes are located in what Teton County has identified as a Non-Resort Zone

    One renter per 31 days is permitted for homes in this zone

    Payment Schedule: The payment schedule is as follows: 1

    For Arrival Dates more than 90 days out, a deposit of about 25% is due along with a signed agreement, within 10 days of receipt of agreement

    Final payment is then due 90 days prior to arrival

    For Arrival Dates within 90 days, payment is due in full along with a signed agreement, within 10 days of receipt of agreement

    Smoking Policy: Illegal substances and smoking are not allowed in or on the Premises

    Damage Deposit: A Damage Deposit of approximately 20% of the rental fee will be collected prior to arrival

    Renter agrees to leave the Premises in the same condition in which it was provided to Renter

    In the event there is damage to the Premises during Renter's occupancy, such damage shall be repaired and the cost of the repair shall be deducted from the Damage Deposit

    The balance of the Damage Deposit shall be returned, without interested, to Renter within thirty (30) days after the Departure Date with an itemized statement showing those amounts deducted, unless the extent of such damage cannot be determined within 30 days, in which case the balance of the Damage Deposit will be returned as soon as the extent of the damage has been determined

    Should the cost of the repair exceed the Damage Deposit, Agent may, at Agent's election, render Renter an invoice for such excess amount, which invoice Renter will pay within two weeks of receipt, or charge such excess amount to the credit card provided by Renter
