Stylish 4 bedrooms 3 baths HEATED pool home with lots of amenities for a perfect gateway. This remodeled home features new kitchen and bathrooms, modern furnishings, fun & entertaining outside space, large pool, ping pong table, wood burning fire pit, foosball, air hocky, large smart TVs in every room, basic cable in the living room. Very central location offers a quick ride to many local Miami\Broward attractions. This home is sitting on apprx 9,000 sqft lot and has a beautiful large pool. It features 4 large bedrooms and 3 brand new renovated bathrooms and is equipped with cable TV in the living room (all other TV's are smart TV's with no cable), high speed WIFI, a large living room with a dining area. The house has private back yard which offers a screened in pool, wood burning fire pit, ping pong table, foosball table and string lights inside the screened area and also outside. Feel free to use our beach chairs and umbrella provided free of charge. This house comes fully equipped with everything you will need for an amazing vacation! BEDROOMS: Bedroom 1 - 1 KING SIZE BED, 1 SOFA BED - 55" TV, large built in closet and access to a full private bathroom. Bedroom 2 - 3 TWIN SIZE BEDS, 42"TV, large built in closet Bedroom 3 - 1 KING SIZE BED, 55" TV, large built in closet Bedroom 4 - 2 QUEEN SIZE BEDS, 1 DAYBED, 55" TV, built in closet ** All 5 TV'S in the house are Smart TV's! Guests can use own streaming accounts (Netflix, Hulu, etc). There are a total of 3 newly renovated bathrooms Living room -features 65" TV with cable Kitchen - comes fully stocked with dishware, cookware, pots, and pans. Their is a Keurig coffee machine and pods provided free of charge. Dining Area - Large table that seats 8 guests Laundry Room- There is a washer, dryer, iron with board, and cleaning supplies available Outdoor - A private heated pool (pool heat is at a cost of $30 per day) surrounded by greenery has pool floats and lounge chairs available seating set is conveniently located near the pool. There are additional large 3 outdoor chairs on two corners of the screened area. Nearby is a gas BBQ grill (1 propane tank provided free of charge per stay). There is a full sized ping pong table. At night the back yard comes alive with 200 feet of beautiful string lights and other lighting features. Driveway - Can fit up to 2 cars side by side and theres plenty of additional parking space on the greass. Guests have private access to the entire property, no spaces are shared. The neighborhood is conveniently located 2 minutes away from I95 exit. The neighborhood consists of a beautiful mix of cultures and homes which is typically found in many of Miami's neighborhoods, the house is located on a quiet street and is a short walk to 7/11 and a few other stores such as Miami Kosher Supermarket and more, -conveniently located 10 min drive from US 1/Biscayne Blvd -2 min drive to 95 -12 min to the amazing Aventura Mall -15 min drive to the beach -20 mins drive to Oleta Park (rent Kayaks, paddle boards, enjoy biking trails, or just chill at the no wave beach) -15 min drive to Gulfstream (fine dining, unlimited shopping, Casino, bowling, nightlife) - 2 miles to the picturesque Greynolds park -18 minutes drive to the world renowned HardRock Casino - The house is located a quick drive to I95 -Pets are welcome at a cost of $150 per pet, however you must notify us in advance if you are bringing your pet, we will need to know the size and the breed of your dog for final approval. -The home has 1 pack and play and 1 high chair available free of charge. POOL: At no time is there a lifeguard on duty, you (the renter/Guest) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. • The use of the pool facilities during your stay involves certain risks, including but not limited to: 1. The risk of injury resulting from possible malfunction of the pool equipment; 2. The risk of injuries resulting from tripping or falling over obstacles in the pool area; 3. The risk of injuries resulting from unsupervised divers and swimmers colliding; 4. The risk of other injuries resulting from participating in any action in the pool. • You(the renter) recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks and agree to TO WAIVE ANY AND ALL CLAIMS that you have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”).

    Cancellation Policy

    Cancellation of a booking may result in the partial or full forfeiture of advanced payments, as detailed herein. All cancellations must be submitted in writing. Cancellations made more than 30 days prior to arrival will result in the forfeiture of 50% of the total booking amount, while cancellations made 30 days or less prior to arrival will result in the forfeiture of 100% of the total booking amount. However, in the event of force majeure—such as hurricanes, flooding, earthquakes, epidemics, pandemics, or other severe natural events that prevent travel or render the property unusable during the reserved period—the booking may be canceled without penalty, and a credit will be issued toward a future stay, subject to availability.

    We have created this house rules sheet to ensure that you can fully enjoy your stay in our Airbnb rental while also respecting the home and neighborhood

    Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay

    Do not

    hesitate to contact us if you have any questions regarding the items mentioned in this document

    We ask that you treat the property as if it was your own property

    Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know

    We also ask that you watch noise levels at night, as we have a close relationship with our neighbors and do not want to cause any problems

    Please no loud music or disturbances

    Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules

    We want to mention that first so you are aware

    Children are welcome here! however - please keep your children safe

    Home is not childproofed

    Check in /Check Out: Check in time is 4:00 pm

    Check out time is 10 am

    Unless otherwise authorized by the management company

    We MUST have 24 hour notice for extensions of stay or you will be expected to vacate at the 10:00 am checkout time

    All areas of the property are for quest use unless locked and designated as employees only

    Guest Interaction: We love to meet and greet all guests

    However, in the event that this is not possible we also offer self check in with a door code

    We have the right to ask for ID, credit card used for booking, or other forms of proof of identity and payment

    We may also ask guests to present ID

    Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID

    Guest Access - All areas of the property are for guest use unless locked and designated as employees only

    Maximum Occupancy: The maximum number of quests is limited to the number indicated in listing

    It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking

    Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized quests stay the night or for extended periods of time

    We do not allow unauthorized quests to sleep here

    Please do not allow extra quests to sleep at the house unless previously agreed upon when vou booked the rental

    All overnight quests must be listed with the booking

    Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property

    Only authorized guests are to be in the house and around the pool area

    Music must be kept to a non disturbing level

    NO BIG EVENTS OR PARTIES! Please be sure that extra quests leave by 12am

    We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city

    Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit, and immediate vacation of the property

    Pets: We must be notified if any pets at the time of booking

    There is a non-refundable fee of $150 per pet per trip

    Over 30 days there will be an additional $500 no refundable pet cleaning fee

    Host reserves the right to reject a pet based on size, breed, or any other reason

    All pet waste must be cleaned up and disposed of properly

    Any unauthorized pets will be an automatic forfeiture of your damage deposit ($500 fine)

    Smoking: There is to be NO SMOKING in the property

    Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home

    Any evidence of smoking inside the home (ie smells of smoke, ashes, burns etc) will be an automatic forfeiture of the entire damage deposit and additional smoke remediation fee of $750 will be

    charged

    Trash: All trash are to be bagged and put in waste bins provided

    You will find trash bags under the kitchen sink

    When the trash can is full, please remove the trash bag and take it to the trash bins

    Please make sure all small trash cans have a bag liner before putting trash inside

    Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement

    Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given

    The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period

    The tenants shall vacate the premises at the expiration time and date of this agreement

    Additional guests fee of $50 per night will apply to each guest added to reservation after booking has been confirmed

    there is no additional guest fee to groups of 8 or less
