Take in the views at this five bedroom property located in the private Golf & Tennis neighborhood. ***Property may only be rented once in a 31 day period.*** **Minimum Night Stay Requirements May Vary and Final Availability is Subject to Homeowner Approval.** From the moment you walk in the front door at All Spruced Up, which is in the Jackson Hole Golf & Tennis neighborhood north of the Town of Jackson, you know this home is all about views. Push open the custom, hand-carved wood French doors and enter the main public living space, which includes a great room, dining area, and professional grade kitchen. Eventually you’ll notice the impressive wood detailing in the cathedral ceilings and the stacked stone fireplace, but the first thing you’ll notice are the Tetons framed by the expanse of windows on the space’s far side. Enjoy Teton views while working in the kitchen, while hanging out at the breakfast bar, from the eight-seat dining table, and while relaxing on any one of several sofas and armchairs. All Spruced Up’s views are not limited to this space. In three of the five-bedroom suites, you can enjoy your morning cup of coffee in bed while looking directly at the snaggliest of the peaks in the Teton Range. The primary suite and first guest suite are in the home’s eastern wing. Like the front door, bedroom doors are also hand-carved with wildlife native to the area. This guest suite—the “deer” room—has a king size bed, combined tub/shower, walk-in closet, sitting area, and south facing windows. The primary suite, behind French doors carved with a scene of a cowboy and his horse, has Teton views to rival those from the great room. Switch on the natural gas fireplace in the corner, settle into an armchair at the foot of the king size bed and soak in the sight of the main peaks of the mountain range that might be the most famous and photographed in the country. A door from the primary suite leads to a large outdoor living space. The three remaining guest bedrooms, the “bear,” “wolf,” and “mountain lion” suites are in this western wing. Two have king sized beds and the third has two, twin/twin bunks. They each have a walk-in closet, sitting area, single vanity, tongue-and-groove cathedral ceilings, and walk-in shower. These three suites are almost identical in size. The bear and wolf suites have views of the major Teton peaks. The Tetons are also visible from the mountain lion room, but from here you see the range’s southern peaks, which don’t have the same drama as the northern part of the range. When the weather permits All Spruced Up has a backyard patio that is almost as big as the main public space. Man the built-in gas grill while looking at the Tetons, or maybe watching some of the wildlife known to frequent this neighborhood, like elk, moose, and deer. The home also has a three-car garage, oversize mud room with enough storage for everyone’s gear, and dual ASKO washers and driers. Downtown Jackson and its amenities are about a 20 minute drive; the Moose entrance to Grand Teton National Park is about 15 minutes away. Teton Village and the Jackson Hole Mountain Resort are about 25 minutes away. House Rules

Payment Schedule: The payment schedule is as follows: 1

For Arrival Dates more than 90 days out, a deposit of about 25% is due along with a signed agreement, within 10 days of receipt of agreement

Final payment is then due 90 days prior to arrival

For Arrival Dates within 90 days, payment is due in full along with a signed agreement, within 10 days of receipt of agreement

Smoking Policy: Illegal substances and smoking are not allowed in or on the Premises

Damage Deposit: A Damage Deposit of approximately 20% of the rental fee will be collected prior to arrival

Renter agrees to leave the Premises in the same condition in which it was provided to Renter

In the event there is damage to the Premises during Renter's occupancy, such damage shall be repaired and the cost of the repair shall be deducted from the Damage Deposit

The balance of the Damage Deposit shall be returned, without interested, to Renter within thirty (30) days after the Departure Date with an itemized statement showing those amounts deducted, unless the extent of such damage cannot be determined within 30 days, in which case the balance of the Damage Deposit will be returned as soon as the extent of the damage has been determined

Should the cost of the repair exceed the Damage Deposit, Agent may, at Agent's election, render Renter an invoice for such excess amount, which invoice Renter will pay within two weeks of receipt, or charge such excess amount to the credit card provided by Renter

Pet Policy: Pets being permitted on and in the Premises is decided by the Homeowner or the applicable Homeowner Association

Please refer to individual units for their specific pet policy

Rentals with pets are subject to a $400

00 non-refundable pet cleaning fee, depending on the number of pets
