Three Bedroom Home in Private Skyline Ranch ***Property may only be rented once in a 31 day period.*** **Minimum Night Stay Requirements May Vary and Final Availability is Subject to Homeowner Approval.** As long as one member of your group is willing to get the fire going in the outdoor fire pit at Aspen Vista, the rest of you can settle into the hot tub or grab a seat at the outdoor bar and marvel at the southern Tetons. In an established neighborhood near a historic ranch and close to the Snake River, Aspen Vista has the amenities you dream about in a Jackson Hole vacation home and also a location convenient to both downtown Jackson and Teton Village. Recently reimagined and remodeled, it is a stylish Jackson Hole basecamp for an intimate gathering of family or friends. Two of Aspen Vista’s three bedrooms are on the main level, which can be entered from the two-car garage. Both bedrooms are off a media room, which has a gas fireplace and doors to the patio with the fire pit and hot tub. One bedroom has a queen size bed; the second has a king bed. These rooms share a bathroom, which has a double vanity and a walk-in shower. A laundry room is also on this floor. Heading upstairs to the main public space, enjoy the feel of the leather-wrapped stair railing, just one of many sophisticated details added during the remodel. Arriving on the upper level, windows invite you to enjoy views from the Snake River Mountains to the south to the Tetons in the north. A wall of glass in the great room frame part of Jackson Hole Mountain Resort. Open to the kitchen and dining area, the great room has a gas fireplace, cathedral ceilings, and plenty of places to relax and recover from the day’s adventures. Aspen Vista’s kitchen and dining area might be among the most luxuriously cozy in Jackson Hole and encourages hanging out over meals, whether in the dining nook or around one of two kitchen islands. When the weather permits, there’s an outside bar and dining area on a wrap-around deck off the kitchen. Standing at the kitchen sink, watch birds eating from feeders hanging in nearby aspen trees. The primary suite is at the opposite end of this floor from the kitchen. It has a west-facing wall of windows that enjoy the same mountain views as in the living room, but the room’s most dramatic element is a four-poster bed A built-in bench beneath north-facing windows will likely be where you want to sit and enjoy a morning espresso while you read or do the day’s crossword puzzle= The primary bath has a wet area with a stone pedestal deep-soaking tub and a walk-in shower; the water closet is kept separate by a door. The primary suite also has a private deck with Teton views. Throughout the home, the design is elevated by the smart interplay of textures in wallpaper, upholstery, art, window treatments, and even the metal fireplace surround in the main level media room, and clever use of color. You don’t need to appreciate well-curated design to enjoy Aspen Vista, but if sharp and chic interiors are your thing, you might be happy just hanging out here during your Jackson Hole vacation. Aspen Vista’s location isn’t only convenient to downtown Jackson and Teton Village—it’s about a 5 minute drive to the former and 15 minutes to the latter—but also to Jackson Hole’s amazing network of paved pathways. A pathway passes directly in front of the neighborhood; hop on it and you can bike to Jackson, the Snake River, Rendezvous Park, Teton Village, Wilson, and even Grand Teton National Park. If Agent is able to lease the Premises after Renter's cancellation to another renter for the same period and for the same amount as specified in this Agreement, Agent shall distribute any applicable refund to Renter within thirty (30) days of the Departure Date.

House Rules

Payment Schedule: The payment schedule is as follows: 1

For Arrival Dates more than 90 days out, a deposit of about 25% is due along with a signed agreement, within 10 days of receipt of agreement

Final payment is then due 90 days prior to arrival

For Arrival Dates within 90 days, payment is due in full along with a signed agreement, within 10 days of receipt of agreement

Smoking Policy: Illegal substances and smoking are not allowed in or on the Premises

Damage Deposit: A Damage Deposit of approximately 20% of the rental fee will be collected prior to arrival

Renter agrees to leave the Premises in the same condition in which it was provided to Renter

In the event there is damage to the Premises during Renter's occupancy, such damage shall be repaired and the cost of the repair shall be deducted from the Damage Deposit

The balance of the Damage Deposit shall be returned, without interested, to Renter within thirty (30) days after the Departure Date with an itemized statement showing those amounts deducted, unless the extent of such damage cannot be determined within 30 days, in which case the balance of the Damage Deposit will be returned as soon as the extent of the damage has been determined

Should the cost of the repair exceed the Damage Deposit, Agent may, at Agent's election, render Renter an invoice for such excess amount, which invoice Renter will pay within two weeks of receipt, or charge such excess amount to the credit card provided by Renter

Pet Policy: Pets being permitted on and in the Premises is decided by the Homeowner or the applicable Homeowner Association

Please refer to individual units for their specific pet policy

Rentals with pets are subject to a $400

00 non-refundable pet cleaning fee, depending on the number of pets

Final Availability: Please note, final availability is subject to homeowner approval

Zoning Requirements: These homes are located in what Teton County has identified as a Non-Resort Zone
