Bienvenido! Welcome to the "THE RESORT". Elevate your vacation to a level you never imagined. Your own ultra lux elegant private resort meticulously curated by one of Miami's top interior designers. There are great vacation rentals, but the level of excellence of this home is unbeatable! The results speak for itself. From the finest Italian kitchen and numerous amenities to the breathtaking views of the sunset on the lake you will find an experience that will be engraved in you forever. This stunning Resort Villa features 9 large bedrooms each with their very own on-suite full bathroom in addition to 2 half baths located on each floor. You enter in to an oversized relaxing beautiful living room with a wall of windows and a large balcony off the living room overlooking the gorgeous lake and pool area, the balcony has a bbq grill and a table for 10 as well as a couple of loungers, you will find peace and relaxation sitting out on the balcony with a glass of wine and watch the jumping fish, swimming ducks, or other elements of nature. The living room boosts multiple seating areas and an 85 inch tv. The Italian imported state of the art kitchen is open to the living room and features top of the line Monogram appliances, separate fridge and freezer, a bar ice freezer and a wine fridge. In addition there are 2 wall ovens and 2 microwaves and an induction cooktop. The kitchen is fully stocked with everything you need to cook the finest meals. The kitchen bar seats up to 8 and the custom made one of a kind marble dining table seats 14. There are 2 bedrooms on the main floor (2nd), the Master which is a masterpiece by itself, has a walkout to the balcony and is overlooking the lake, it features a separate dressing room and an oversized spa-like on-suite with a soak in tub and a fire place. The other bedroom on this floor has 2 queen beds, there is washer and dryer on the floor. The beautiful stone stairs will lead you to the pool level 1st floor which has 7 stunning bedrooms (see list of beds below), an additional living room and an additional laundry room, 3 of the bedrooms have sliding doors to the pool area and there's a game area access through the living room sliding doors which offers a pool table, air hocky, and foosball. Taking a walk around the property you will find a large basketball court, mini soccer, volleyball court, ping pong table, a lit wood deck with couches and a propane fire table (1 propane tank supplied), Tons of seating and lounging areas can be found throughout the property, There are also 2 kayaks for your enjoyment. The house is only about 10 minute drive to the beach (depending on traffic). Towels are provided (bath, pool and hand - no wash cloths/rugs provided). Complimentary starter hotel size soaps, shampoos and conditioners are provided for you upon check in. Please feel free to use the beach chairs, umbrella, and cooler for your added enjoyment. Our goal is for you to have an amazing, worry free vacation. We are available to answer any questions you may have and strive to do whatever we can to make sure you have everything you need. Bedroom 7 - 1 QUEEN BED, 55" TV, attached full bathroom with double sinks Bedroom 8 - 2 QUEEN BEDS, 55"TV, attached full bathroom Bedroom 9 - 2 QUEEN BEDS, 36" TV, attached full bathroom **ALL TV'S in the house are Smart TV's! Guests can use own streaming accounts (Netflix, Hulu, etc). No Cable is available at any of the tv's There are a total of 9 full bathrooms and 2 half bathrooms 2nd Floor Living room -features 85" TV and direct access to the balcony (outdoor dinging and grill area) 1st floor also features a second living room with access to the pool and backyard area. Gorgeous Italian chefs Kitchen - comes fully stocked with dishware, cookware, pots, and pans. There is a Keurig coffee machine with some pods, creamers, and sugar provided free of charge. - There is a washer and 2 dryers located on the 1st Floor and as well as a washer and dryer on the 2nd floor (total of 2 washers and 3 dryers) -Iron with board, and cleaning supplies available for guest Dining Area - Large table that seats 14 guests Driveway - Can fit up to 4 cars Other things to note: Pool child fence is available with advanced notice. Pack and Play available (guest must supply own crib sheets) POOL: At no time is there a lifeguard on duty, you (the renter/Guest) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. • The use of the pool facilities during your stay involves certain risks, including but not limited to: 1. The risk of injury resulting from possible malfunction of the pool equipment; 2. The risk of injuries resulting from tripping or falling over obstacles in the pool area; 3. The risk of injuries resulting from unsupervised divers and swimmers colliding; 4. The lake is connected to Oleta River and eventually to the ocean, wild life will be present such as fish, birds and other animals. please keep small kids and pets away from lake edge, alligators are part of Florida's wildlife and can be present. Guests have private access to the entire property, no spaces are shared. We are available to help with all of our guest needs Bordering Aventura, Skylake is one of Miami's most sought after neighborhoods, it is very centrally located within a short drive to the beach, Aventura Mall, i95, Sunny Isles and Bal Harbour, Hollywood boardwalk and Hallandale Beach, LA Guardia airport and the Hard Rock Casino, we're right in the middle of it all. It is also an easy walk to multiple Shuls. please note - since this is a quiet neighborhood, we ask our guest to respect the residents of the community and keep noise volume down after 10pm. We love our neighbors and they love us and we would like to keep it this way. -shot drive to Skylake shopping center (Publix, Starbuck, LA Fitness, TJ Max and more) - few mins to 95 -10-12 mins drive to the beach (depending on traffic) -7 mins drive to the amazing Aventura Mall -less than 15 mins drive to Oleta Park (rent Kayaks, paddle boards, enjoy biking trails, or just chill at the no wave beach) -10 min drive to Gulfstream (fine dining, unlimited shopping, Casino, bowling, nightlife) - walk to the picturesque Greynolds park -20 min drive to the world renowned HardRock Casino pool child fence is available with advanced notice. Must notify management if you will have more than 16 guests Pack and Play available (guest must supply own sheets) Pets are welcome at a cost of $300 per pet, however you must notify us in advance if you are bringing your pet, we will need to know the size and the breed of your dog for final approval. Please keep your pet away from the lake edge, alligators may be present. All TVs are Smart TVs for streaming channels Please note that regular maintenance people, such as but not limited to, pool maintenance, landscapers, monthly extermination services may access the front yard or back yard (any part of the property outside of the house itself) in order to perform their services without prior notice to guest.     Cancellation Policy

    Cancellation of a booking may result in the partial or full forfeiture of advanced payments, as detailed herein. All cancellations must be submitted in writing. Cancellations made more than 30 days prior to arrival will result in the forfeiture of 50% of the total booking amount, while cancellations made 30 days or less prior to arrival will result in the forfeiture of 100% of the total booking amount. However, in the event of force majeure—such as hurricanes, flooding, earthquakes, epidemics, pandemics, or other severe natural events that prevent travel or render the property unusable during the reserved period—the booking may be canceled without penalty, and a credit will be issued toward a future stay, subject to availability.

    We have created this house rules sheet to ensure that you can fully enjoy your stay in our Airbnb rental while also respecting the home and neighborhood

    Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay

    Do not

    hesitate to contact us if you have any questions regarding the items mentioned in this document

    We ask that you treat the property as if it was your own property

    Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know

    We also ask that you watch noise levels at night, as we have a close relationship with our neighbors and do not want to cause any problems

    Please no loud music or disturbances

    Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules

    We want to mention that first so you are aware

    Children are welcome here! however - please keep your children safe

    Home is not childproofed

    Check in /Check Out: Check in time is 4:00 pm

    Check out time is 10 am

    Unless otherwise authorized by the management company

    We MUST have 24 hour notice for extensions of stay or you will be expected to vacate at the 10:00 am checkout time

    All areas of the property are for quest use unless locked and designated as employees only

    Guest Interaction: We love to meet and greet all guests

    However, in the event that this is not possible we also offer self check in with a door code

    We have the right to ask for ID, credit card used for booking, or other forms of proof of identity and payment

    We may also ask guests to present ID

    Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID

    Guest Access - All areas of the property are for guest use unless locked and designated as employees only

    Maximum Occupancy: The maximum number of quests is limited to the number indicated in listing

    It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking

    Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized quests stay the night or for extended periods of time

    We do not allow unauthorized quests to sleep here

    Please do not allow extra quests to sleep at the house unless previously agreed upon when vou booked the rental

    All overnight quests must be listed with the booking

    Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property

    Only authorized guests are to be in the house and around the pool area

    Music must be kept to a non disturbing level

    NO BIG EVENTS OR PARTIES! Please be sure that extra quests leave by 12am

    We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city

    Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit, and immediate vacation of the property

    Pets: We must be notified if any pets at the time of booking

    There is a non-refundable fee of $200 per pet per trip

    Over 30 days there will be an additional $500 no refundable pet cleaning fee

    Host reserves the right to reject a pet based on size, breed, or any other reason

    All pet waste must be cleaned up and disposed of properly

    Any unauthorized pets will be an automatic forfeiture of your damage deposit ($500 fine)

    Smoking: There is to be NO SMOKING in the property

    Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home

    Any evidence of smoking inside the home (ie smells of smoke, ashes, burns etc) will be an automatic forfeiture of the entire damage deposit and additional smoke remediation fee of $750 will be

    charged

    Trash: All trash are to be bagged and put in waste bins provided

    You will find trash bags under the kitchen sink

    When the trash can is full, please remove the trash bag and take it to the trash bins

    Please make sure all small trash cans have a bag liner before putting trash inside

    Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement

    Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given

    The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period

    The tenants shall vacate the premises at the expiration time and date of this agreement

    Additional guests fee of $50 per night will apply to each guest added to reservation after booking has been confirmed

    there is no additional guest fee to groups of 10 or less
