This two-level, 4-bedroom, 3-bathroom condo overlooks the Roaring Fork River and is only a short walk or free bus ride to downtown Aspen. The open living area includes a formal dining area and a wood-burning fireplace**. The sliding doors open to a deck facing the river with a gas grill and river views. Guests enjoy the in-unit laundry and spacious first-floor primary suite. This unit features air-conditioning in all of the bedrooms and the living room. **Please note firewood is not provided, and guests will need to procure firewood from City Market.

Cancellation Policy
Cancellation of a booking may result in the partial or complete loss of advanced payments, as set forth in greater detail below. All cancellations must be in writing. Cancellation charges are as follows:
More than 30 days prior to arrival = 50% of total booking amount forfeited
30 days or less prior to arrival = 100% of total booking amount forfeited
In the event of severe natural causes (force majeure) prohibiting travel or adequate use of the Property during the booking period (such as hurricanes, flooding, earthquakes, an epidemic or pandemic, etc.) the booking may be cancelled without penalty in exchange for credit toward a future booking.
